Overview:
At SanctumRS Asset Management, we handle every financial aspect of your property with transparency and consistency. Our systems are designed to keep owners fully informed through accurate reporting and timely disbursements, ensuring smooth financial operations every month.Key Services:
Rent & Deposit Collection – Rents are due on the 1st of each month and late after the 5th. Security deposits are collected before move-in and held directly by the property owner per California law. All payment details are documented through the Owner Portal.
Owner Disbursements – Processed between the 8th and 12th each month after rent clearance and expense reconciliation. Funds are transferred via ACH with a detailed summary.
Monthly & Yearly Statements – Clear statements summarize income, expenses, and management fees. Annual summaries and Form 1099s are provided for tax purposes.
Service Contracts –
Tenant Placement Agreement: One-time fee, active until the lease is executed.
Property Management Agreement: Ongoing monthly service, cancellable with 30 days’ notice.
Each agreement outlines responsibilities and fees clearly, ensuring transparency and accountability.

Routine & Preventive Maintenance – Coordination of recurring services such as landscaping, plumbing, electrical, and HVAC to maintain property condition and tenant satisfaction.
Repair Coordination – Fast response with detailed estimates, photos, and owner approvals before any work begins. All repairs are supervised for quality and budget control.
Renovations & Capital Improvements – Full project management for remodels and upgrades, from contractor selection to completion. Transparent tracking ensures quality results. *Depending on scope of work there might be a project a separate project management fee.
Maintenance Reporting – All maintenance records, invoices, and work orders are stored within the Owner Portal for full visibility and easy access.
